What my clients Should expect:

Our first client consultation is an informational gathering session that may last several hours, depending on the project’s scope. I want to ensure we establish excellent lines of communication, as this will be the foundation for the entire project. I have several pages of carefully constructed questions that will unlock your hidden design style. These questions will help us focus on what you expect to see when the project is completed, establish timelines, determine the project’s scope, and establish the estimated financial investment. Any other specific requests you may have will also be discussed at length at this meeting. The ultimate goal is to share as much information as possible so that together, we can create a home/space you will fall in love with and enjoy for years. The first design consultation fee is $299, and there is no further obligation to hire our services. The fee covers the initial consultation and helps homeowners confidently choose their project’s management and interior design team for optimal results.  If the homeowner decides to go with our firm, the $299 will be reimbursed on the final project bill.

Some clients like to schedule yearly renovations with their rental refresher. These may include a bathroom or kitchen renovation or a complete renovation of all the bedrooms. As a Design Consultant, I can recommend tradespeople, organize the project timeline, and report all updates to the homeowner, who may live in another county or state. This allows the work to be completed during the off-season and not interrupt the Memorial Day to Chowder Fest high season when the home is more likely to be occupied.

Hiring a designer takes much of the burden off the client, making the process exciting as the homeowner watches the transformation unfold. A turn-key interior design project can include everything from floor molding to crown molding and all aspects in between. The project’s scope will dictate what is included and the level of design. Generally, a turn-key interior design project includes furniture, rugs, lighting, painting and/or wallcoverings, artwork, décor, and molding. Of course, kitchens and bathrooms have more details. With turn-key full-service interior design, all purchasing and execution go through the design firm, removing the burden from the homeowner. Before starting the project, we will collaboratively define the project scope and financial investment in detail.

Homeowners are responsible for managing all permits, contracts, warranties, and payments directly with the contractors. The final decision rests solely with the homeowner, and all financial exchanges and warranties are directly between the homeowner and the tradespeople, except for the wallpaper installer and custom window treatments. This structure allows homeowners to have greater oversight of their budgets and financial planning.

How does the annual rental refresh and renew program work for vacation homes?

Our services include yearly preparations for the upcoming rental cycle. We evaluate what needs to be updated, replaced, or added to the property. This may include furniture, bedding, pillows, towels, area rugs, décor, and bathroom and kitchen accessories, often requiring replacement. Additionally, we recommend paint color recommendations for a fresh coat of paint and wallcovering ideas.

Larger-scale projects need planning to ensure they occur in the off-season and do not interfere with the seasonal rental schedule. Large-scale projects include kitchen and bathroom remodeling, repurposing rooms, renovations, and additions.

There is so much excitement surrounding new builds, but thousands of decisions must be made. It can be overwhelming. I have been there personally several times, from drawing and designing our first home (11 Ross Court in the Beach View area of Stafford Township) to working with builders on new builds, renovations, and flipping houses. These processes require timely decisions that are costly to change later. I can walk you through each of these decisions painlessly. Also, some clients don’t have time to be a part of this process, and after an in-depth consultation to discover what the client finds aesthetically pleasing, I can make the decisions for them.

Do you provide any other services?

I have received special requests to consult on homes currently on the market but not selling for their highest market value. I usually assess the home’s current condition and recommend short-term improvements to the homeowner and/or real estate agent.

I make recommendations for tradespeople I have worked with and have established relationships of trust due to their craftsmanship and reliability. The final decision rests solely with the homeowner, and all financial exchanges and warranties are directly between the homeowner and the tradespeople, except for the wallpaper installer and custom window treatments.

All projects are priced according to size and scope. Each project is unique, and pricing varies based on the estimated time and scope required to complete the job. Once project details are assessed, a flat fee, which is paid before the execution of the project, is collected. All tradespeople will submit estimates and bills to the homeowner directly as discussed above.
